On August 12th, XNUMX, Tuesday, at 19 pm in the main hall, Flamengo's Deliberative Council will have an important vote. 

 

It refers to a negotiation that began in 2012, during the previous administration, which involves the exchange of the house that the Club owns in São Conrado for 12 commercial rooms, in a new and modern building, to be constructed in the same location, next to the two neighboring plots of land.

 

To help you better understand the details and benefits of this opportunity, we have listed below some important points that will be presented to the Deliberative Council:

 

 

1. CURRENT SITUATION OF THE HOUSE: 

- the house is located on Rua Jaime Silvado, in São Conrado, and is closed for several years, without no use and with its facilities destroyed;

 

- the works to restore it to a usable condition would require an approximate investment of R$800.000,00;

 

- the house generates an annual expense for Flamengo, including security, Cedae, IPTU and others, in order of BRL 113.000,00;

 

- the property is located pledged in function of two tax executions, proposed by INSS, dated 2002 and 2005;

 

- if the house were in good condition, it could generate rent in the range of R$12.000,00 to R$15.000,00;

 

- the house is valued at R$3.500.000,00 (according to the highest valuation carried out);

 

- according to current legislation, our land alone has extremely limited construction potential;

  

 - Flamengo will receive 12 (twelve) commercial rooms, 33m2 each, ready and finished, in a high-level development, all with the right to 1 parking space (total of 12 spaces);

 

- Flamengo will also receive, in plain sight, amount of R$500.000,00, in addition to having guaranteed the payment, by the construction company, of all taxes, charges and expenses incidents on the transaction;

 

- in terms of sales value, similar commercial spaces - with the same square footage and in the same region - are being advertised for no less than R$16.000,00 per square meter. In this sense, conservatively, each room would be valued at approximately R$528.000,00, that is, the 12 rooms would be worth R$6.336.000,00.

 

- In terms of rental value, similar commercial spaces - with the same square footage and in the same area - are being advertised for no less than R$115,00 per square meter. Conservatively, the 12 offices could generate a monthly rent of around R$45.000,00, which is many times higher than the rental value of the house, without considering the greater liquidity and ease of leasing and maintenance of commercial spaces.

 

 

Finally, as Flamengo's statute requires the presence of at least 250 Council members for the approval of a negotiation of this nature, we ask you, Club Advisor, who participates in this vote, appearing on the 12th – Tuesday – at 3:19 pm, at our headquarters in Gávea, when all other details of the negotiation will be duly presented.
